Dear properties expert,
I would like check do I need to pay the 5% upfront cash (like during new condo launches) if I would like to buy those OPEN market condo now in the listings? Or just need to pay agent fee if I buy from the Open Market? Thanks.

Hi,

Yes 5% is still required. Its a minimum cash requirement as stipulated by MAS for residential property purchase. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Yes, it is mandatory for the 5% as stipulated by MAS

However you may have 1 misconceptions as under normal buying circumstances, buyer dont pay agent comm for private properties, be it new or resale.

Beside the Buyer Stamp Duty, for 1st property
standard will be 5% cash
15% cash/cpf
balance loan

if its your 2nd property loan, a different set of rules applies for bank loan.

however some seller might have different set of rules, require higher upfront. but 1 thing for certain is that bank can only loan up to 80% depending on your TDSR.

Dear Sir/Mdm,

When buying a condo in the resale market, you need to prepare 5% cash as well as the stamp duty in cash. For the stamp duty, you will need to pay in cash first before getting a reimbursement from CPF if your CPF has enough funds. The payment timeline for resale purchase is abit different from buying a new condo as it is staggered.
