Dear Guru
I am a Sporean already owning a property and my partner is a PR not owning any property yet. If we want to share and buy a new condo property on a 50-50 basis, how would the government charge the ABSD then? Is it for me, my share is 12%(as a second property for Sporean) and for her 5% (as a first property for a PR). Or the government will charge both of us ABSD at 12%? Thank you

Hi,

It will be based on the higher ABSD rate of the purchaser profiles, ie. 12% on the purchase price. If its a new launch condo you are considering, there could be another way to reduce the outlay but I would need more info before I'm able to make better recommendations.     Dear Mr Ng,
    Thank you so much for your quick response in calrifying the ABSD rate for us.
    We are NOT looking at new launches.
    We are thinking of looking at the resale of some free hold apartments in the range of $1.6-$2.0m. Is it possible to find a way to justify a lower ABSD rate under joint names?
    Of course, we know an easier way out is just to purchase the unit under a single owner as the first property of the PR.

Hi Sir,

If you do a joint-purchase, it will be 12% ABSD. On top of that, if your current property is still under loan, the max you can loan for your second property would be 45% of the purchase price/valuation price, whichever is lower.

There may be a way for you to minimise the costs of purchase, you might wish to explore these options before making a decision.

Guess you have understood that the ABSD applicable will be 12% if you decide to proceed ahead with this purchase with your SPR partner (higher of 12% vs 5%).

Definitely the straight forward method will be purchasing solely under partner's name.

There could be a method but it will take a longer time. Will you be keen to explore?

Sorry to let you know it would be 12% ABSD if you do a joint purchase with your gal friend although it is her first property .

However , there is a possibility that you could claim back your 12% ABSD if you buy this property as a combine purchase matrimonial property , and willing to dispose off the first property latest within 6months after collecting key to the next property , specifically to fulfill the condition to buy the next property together as husband and wife , please do note , to get approval from IRAS as far as claiming back of the ABSD is concerned , before committing to buy the next property .
