Dear fellow mentors,

I'm keen to become an agent but am not sure if I should go into property, commercial/industrial. Could you guys advise me on this?

Would doing new launches be a good start for newcomers? As there are many agents in the market, how do I make myself stand out (advertising & marketing aside)? I mean after all if I put myself in my client's shoes, I would definitely want to trust a mature and experience agent. With that, how do I gain the trust of the clients?

Also for example, if I am doing property launches now, how flexible is it to move into another sector within the team/division?

I would suggest consider visiting a few agencies to understand more about the culture, working system and joining the right team with good support. Mentor is definitely important and our team do provide 1 to 1 mentorship with structured framework for multiple career paths. I will attempt your question into 4 parts:
a) Go into property, commercial/industrial
My advice is not to be overly concern which property types (HDB, condo, landed or commercial). On the other hand, in terms of higher transactions are condo and HDB but that doesn’t mean there is no opportunity in commercial/industrial. From my experience, after a while, you will find your own niche along the way in your journey into this industry as your interest will set in. I have agents who was doing condo and found himself great leads from commecial when he served a
commercial landlord and more leads begins to flow in and today he now focus on commercial/industrial.
b) Would doing new launches be a good start for newcomers?
There is no right or wrong to kick start doing new launches for new comers. You get the opportunity to network with experienced agents and you can learn quickly and gain vast knowledge while working alongside with these experieced agents.
c) Many agents in the market
When I enter into this industry, as a brand new agent 11+ years ago there were very much more agents as current count, yet I have made my cut and today I am a team leader. As the saying goes, everything must have a beginning. I dare say that the agency and the team I joined had groomed me to what I am today.
d) Doing property launches now and move into other sector
In our team, you are free to move from new launches to any other sector. Some agents doing new launches plus other areas at the same time. Its all depends on your capability.
In the meantime, to be a property agent, whether part-time or full time, the min age is 21 yrs, must be Singapore citizen or PR, must have min 4 O level passes which you already have. Next, you have to sign up and pass the RES (Real Estate Salesperson) course. Once you passed your RES course, you join an agency which will apply for your RES license from CEA (Council for Estate Agencies) for you.
You will next search to join the right team with the right Mentor/Manager as this will greatly decides your future success. By joining the right team with proven success formula, your kick start is very much easy. Our team, Powerful Negotiators is the largest team in PropNex, and ProNex is also the largest agency in Singapore. Also, we have properties and agents covering all the 4 sectors, HDB, condo landed and commercial/industrial. I was a retired Warehouse Manager, completely alien to this industry, and I was fortunate to have found this team 11+ years ago, starting alone as a newbie and today I have a strong team of agents and still growing. Well there is not hard and fast rules which sector you should enter. Each has their own unique and make money way so dont be too stress over this issue

I started with dealing in residential, commercial/Industrial and eventually now in residential.

Residential - new launches, condos , landed and HDB
Commercial - retail , shops , shophouses and offices
Industrial - factories

My advice to you as a new agent just do what is available for you at this moment.
