You will need to have a good talk with your agent to understand the situation. I am sure your agent is trying his or her best to serve and protect your interest. There needs to be mutual trust between the owner and the agent to ensure that you get the best possible price outcome.

Has he/she done an evaluation of comparable prices in the vicinity and on how he/she arrived at a certain figure? Perhaps you may want to discuss in detail and find out what supporting figures back up his recommendations. If you still do not feel comfortable on what's happening, you may wish to interview a few agents and discuss on how best to proceed with your sale plans. Thanks and hope to discuss further.

It a cycle when you pressure the agent with exclusive deadline. He or she will react by low balling to get viewing and offer. Usually, many agents will tell you that the high selling price is achievable so long you signed exclusive agreement with them.

Median pricing of the latest transaction, will be the guide for seller. Markup at a reasonable rates just for the purpose of neg.

If you based on the highest record transaction, it will be a white elephant property. Does not matter regardless it is exclusive or open listing.
