comparing helios and other properties surrounding, is helios a good buy? i am looking to buy a project with an because i want my investment to grow even its for own stay, the time frame of my investment will be 5 years an smart answer for reasoning pls

Hi Mr Huang,

This is the best i can come up with and all those are just my own opinions and of course i might be wrong. Take it with a pinch of salt.

District 9 is the prime location in Singapore and being so, it is very limited. Prices in D9 will mainly remain stable due to scarcity and the holding power of the people who buy into the area.

Regarding properties in Cairnhill, i do not see much sudden growth in the area. According to my investors, the area is very congested and it also lacks the exclusivity that they will look out for in terms of own stay. And it is also not very cash flow positive (rental) due to the higher quantum. Of course, as of all prime area properties, a lot of people are buying because they believe in Capital Gain of the location, if that is the case, I would think exclusive properties in Paterson/Grange would be more attractive.

As for comparisons around for properties around Cairnhill, no comments. But my gut feeling is telling me that i do not see much development in the Cairnhill area, which means not as much growth in 5 years.

Please correct me if i am wrong.

Hi Mr Huang,

Do you happen to be local or foreigner?

If you are local, with the budget you have to consider buying a unit in Helios, I'd encourage you to look into buying landed properties as I strongly believe this will be the best type of property to invest in land scarce Singapore.

Nevertheless, if you are a foreigner, I'd urge you to consider diversing the funds available into different properties than putting all eggs into 1 basket. Ken has mentioned about the potential he feels for properties around Cairnhill or D09, which I do basically agree with him, and it definitely do not make as much economical sense to stay in D09 than the outskirts of city for example D15 with the cost of living in consideration.
