Can agent representing landlord terminate his service with client halfway of transaction ? Eg tenant (unrepresented by any agent ) have already gave deposit .

Reason being the agent find the client dodgy when being asked to sign documents ( eg CEA prescribed forms / commission form / letter of intent etc..)

Not exactly sure what the situation is, do you mean terminate his representation of landlord? I believe that if tenant do not have any agent, they should be able to represent themselves in this situation, do all necessary due diligence checks before putting in an offer with deposit.

In any cases which tenant find that the agent has misrepresented up to that point, the tenant can still file complain against the agent, but if tenant is seeking damages or refund of the deposit in the event that landlord does not refund, then private legal arrangements has to be made by the tenant.

1. Yes, a landlord's agent **can terminate the service** mid-transaction, **but only with valid reasons** and in **accordance with ethical guidelines** set by the Council for Estate Agencies (CEA). If the agent believes the client is acting in bad faith or refusing to comply with standard documentation (e.g., Letter of Intent, commission agreement, CEA forms), they may justify ending the relationship.

2. **Protecting professional integrity** and ensuring legal compliance is part of an agent’s duty. If a landlord refuses to sign critical documents or seems unwilling to follow proper process, the agent may be at risk of future disputes or regulatory issues, and thus may choose to step away.

3. Even if the tenant has paid a deposit, if the paperwork isn’t formalized or properly executed, the transaction is not legally complete. The agent may withdraw to protect themselves, especially when red flags arise.

PERSONAL OPINION IN ADDITION: Chat with the landlord point of view to FIND OUT WHY the landlord not cooperating with paper works >> is it BECAUSE the landlord PREVIOUS ENCOUNTERS or working relationship with his previous property agent ,... OR Previously landlord find tenants himself and not used to paperwork etc ,...
