Can "Agent A" post another "Agent B's" flat? Where "Agent B" is the seller's agent. And if a buyer see "Agent A's" advertising of "Agent B's" unit, like it and called "Agent A" for viewing. Does "Agent A" automatically become buyer's agent? What if buyer doesn't want any agent? Interestingly both Agent A and B posted the advertisement on the same platform, but no obvious statement that "Agent A" is not seller's agent. Is this fair to buyer? Can buyer not pay "Agent A" full commission?

Dear sir/madam,

No one has any obligation to pay the salesperson if there is no agreement being made, therefore if you have made known your intention up front about not requiring a salesperson in the transaction, the whole situation would have been clear then.

You mentioned FLAT, so i take it that you are referring to HDB Flat.

Yes you can definitely ACT on your own, do all the necessary works as stipulated and required by HDB.

Do note that since you are representing yourself, be it Agent A or B, who will assist the Seller with his paper works, the agent is NOT obligated to help you.

In fact, he cannot help you, as he represents Seller and he HAS to take care of Seller's interest at all stages, not yours.

You will have to take care of your own interests.

So, Yes you can choose to do it all by yourself, and not pay comm to anyone else.
