Based on exclusive estate agency agreement signed, seller to pay 2% commission of the transacted price.
As for the various fees to be paid by seller/buyer as stipulated by HDB,can property agent charge more than what HDB stipulated and stated that company admin fee.For example,1st appointment HDB fee is S$80 for 3 room and above. Why seller have to paid more to agent and this was not in the agreement. Further more, we paid the HDB fee + admin fee upfront and requested for HDB receipt/invoice and agent refused to provide
The 2% commission should covers property agent company overhead,admin fee,etc.
Let me know whether this is norm in the market

Afternoon Jeffrey,

This would be dependent on how your agent does his work.
As for myself, I through the direct channel instead of going through the agency to help my client save money on the unnecessary addition. This would however mean more work on my end but it's the services that counts. As for fee payable, be it the commission, admin fee, valuation report, all these have being projected to my clients prior start of engaging my service.

Hi Jeffrey,

I believe everything should have been ironed out and the agent should be professional enough to set your expectations right from the start in terms of financial plan and marketing plan. Your interests must be prioritized. If you feel its out of norm, its best to discuss with your agent and work out an agreement and understand whats going on. After all I believe most of us agents want clients to transact happily and progress with their housing plans as well. Thanks and hope it helps.

Hi Jeffrey,

If your agent goes through his agency to submit the paperwork to HDB, the agency will likely charge an admin fee, as the agency's backend staff will settle the paperwork for your agent.

You can however save this admin fee by asking your agent to submit via HDB online, without going through agency. That way, it will be just the $80 involved for the submission for 1st Appointment.

These should be part of financial calculation your agent goes through with you, prior to signing the exclusive agreement.
