Assuming no MRT nearby, St Michael area (free hold) vs Hougang Ave 2 area (99 leasehold, near Rosyth school), which one has better capital appreciation and easy to sell in the next 5-6 yrs (for a 3 bedder)?

I have transacted a few units in St Michaels condo.

By comparing it with another project, it is not exactly an apple to apple.
