Good morning buyer,

Subsale units are equivalent to resale units just that the project is still under construction and you will be the first person to stay inside.

Usually owners for subsale units will incur seller's stamp duty because they never own the unit for at least 4 years (property construction usually take up to 3 years).

Thus subsale units are usually around the same price as resale units as owners will factor in profits or seller's stamp duty to make sure they breakeven.

If you want something affordable, you might want to consider developer units. There are quite a number of developer units available in the market, perhaps you can share more with me so I am in a better position to advise which projects match your requirements.

Subsale units are typically more expensive than resale or developer sales, since the seller will want to sell higher to cover the relevant seller's stamp duties and make a profit.

Dear Sir/Mdm,

There is not a lot of sub sale units due to the Seller's Stamp Duty (SSD). Most of the sellers would prefer to sell after 4 years, by which the project would already have TOP.

In my opinion, it may be better to go for new development as developers are more willing to give a good discount on the available units. May I know which areas are you looking at so that I can recommend some projects for you.
