After turning 55, can i buy a condo? I've enough for FRS. When I sell my existing flat, I've return to CPF (P+I), but since I have enough for FRS, will I be able to use it to buy a condo? This will be my 3rd property and currently, I'm staying in an EM flat.I intend to buy together with my spouse, aged 51.My other 2 investment properties are in joint ownership. Can anyone advise?

Hi Mr. Gopal,

(1) When you said you have enough for FRS. I just wanted to ensure you understand that FRS = SA + OA = $166k fron Jan 2017.
If you only reached 55 next year, 1 Jan 2018, that would be $171K.

(2) Assume (1), you have understand correctly, then, yes, you can fully utilized the amount return to CPF upon selling your flat.

(3) Since this is your 3rd property, you will inccur ABSD.
As you are staying in EM flat, also implied that you are at least a PR or SC.
As a PR, your ABSD shall be 15% for 3rd property.
As a SC, your ABSD shall be 10% for 3rd property.

(4) Buying in capacity of joint ownership is not an issue. As long as you can fulfilled TDSR assessment as I assume you will still need loan.
(a) If the 2 investment properties still under loan, than 3rd property loan max is 40%. Implied you have to pay 40% in cash, on top of your BSD + ABSD. The other 20% by CPF.
(b) If only 1 of the investment properties still under loan, then 3rd property loan max is 50%. Cash outlay is 25%, the other 25% can be by CPF.
(c) If you have already fully paid for the other 2 investment property, then your max loan is 80%. min cash outlay is 5%, 15% can be by CPF.

(5) Once you reached 55 years old. Your loan tenure is either up to 65 years old or max of 35 years, but the cash outlay and loan amt will be different from above descriptions.

Hi Mr. Gopal,

Yes you already have the CPF FRS, the CPF (P+I) to be refunded to your account when you sell the EM flat can be used to fund the next purchase.

Do note as it will be your 3rd property purchase, there will be an extra ABSD of 10% (for SC) on top of the usual 3% BSD. The amount of loan you can get for the 3rd property is also considerably lesser if you still have outstanding loan on the current 2 investment properties.

However , please take note that you are contemplating a 3rd property purchase which makes you liable for an extra ABSD of 10% (for SC) on top of the usual 3% BSD. The amount of loan is also variable; given your outstanding loan quantum.
