Three out of five estates in the HDB BTO May 2022 launch are in mature towns, which means that bargain-hunters will not have too many options.
Named Yishun Beacon, the project comprises of 646 2-room Flexi (Type 1 and Type 2), 4-room and 5-room flats, which occupy a fairly central location in the estate, within walking distance of Yishun MRT station, Yishun Bus Interchange and the area’s main mall, Northpoint City.
In other words, although residents will be living in a suburban neighbourhood, they will enjoy reasonably good connectivity to the city centre. This could potentially offer a decent compromise between cost and location. Read on to find out more.

The HDB BTO May 2022 Yishun Beacon project is located along the major road Yishun Avenue 2, which leads to Yishun MRT station and Northpoint City. It is bounded on the other side by Yishun Avenue 2 and Yishun Central 1.
Despite Yishun being one of the farther-flung neighbourhoods in Singapore, residents will find their commuting time mitigated by the convenient location of the HDB BTO May 2022 Yishun Beacon site which is about a 9-minute walk from Yishun MRT station and Bus Interchange. Yishun MRT offers a direct connection via the North South Line to Raffles Place in 35 minutes.
The HDB BTO May 2022 Yishun Beacon site is also located very near to quite a few amenities, including Yishun Swimming Complex, Yishun Community Hospital, Khoo Teck Puat Hospital and the scenic Yishun Pond Park and Yishun Park.
The Khatib-Bongsu Park Connector runs right by the HDB BTO May 2022 Yishun Beacon site and can take runners and cyclists all the way to the sea in the Sembawang area. Hence, the location is actually ideal for those who like to spend time outdoors.

The HDB BTO May 2022 Yishun Beacon launch is the second most affordable one in the HDB BTO May 2022 exercise, after the Jurong West BTO project. As Yishun is a non-mature estate quite a distance from the city centre, flats there are usually quite easy to ballot for, although the proximity to Yishun MRT and the fact that there are only 646 units up for grabs might make the competition a little stiffer this time around.
This HDB BTO May 2022 Yishun Beacon launch sees 273 units for 2-room Flexi, 207 units for 4-room and 166 units for 5-room.
With only 2-room Flexi, 4-room and 5-room flats available, the Yishun launch will likely appeal to families with kids and larger households.
HDB’s resale statistics for Q1 2022 indicate that the median resale price for 4-room and 5-room flats was $450,000 and $582,500 respectively, indicating decent capital gains after the expiry of the 5-year Minimum Occupation Period (MOP).

Yishun’s distance from the city centre is mitigated somewhat by the good connectivity of the HDB BTO May 2022 Yishun site. Yishun Beacon is located about a 9-minute walk from Yishun Bus Interchange and Yishun MRT station, which is on the North South Line and thus connects directly to MRT stations like Raffles Place in the CBD and Orchard, with no line changes required.

Easy Access to Yishun Park, SAFRA Yishun and More

The HDB BTO May 2022 Yishun Beacon project is located within easy walking distance of two sprawling parks — Yishun Pond Park, which has a scenic water body and observation tower, and Yishun Park, which is home to many playgrounds and fitness corners, making it ideal for families with kids and sports lovers. SAFRA Yishun is located within Yishun Park and has attractions such as a Canopy Walk.

Near Yishun Park Connector and Khatib Bongsu Park Connector

The Yishun Park Connector and Khatib Bongsu Park Connector run right past the Yishun Beacon site, taking users through many of the neighbourhood’s most scenic areas, including Yishun Park. The Khatib Bongsu Park Connector also connects in under 20 minutes by bicycle to Sembawang Park on the north shore of Singapore, giving residents easy access to the sea.
