The details of the HDB BTO May 2022 launch have been released! And this time, we have many projects located in some of Singapore’s most sought-after neighbourhoods, including Bukit Merah, Queenstown and Toa Payoh.
A total of 4,583 BTO flats will be available in HDB towns/estates such as Bukit Merah, Jurong West, Queenstown, Toa Payoh and Yishun. Additionally, in August 2022, HDB will offer about 6,300 to 6,800 BTO flats in towns/estates such as Ang Mo Kio, Bukit Merah, Choa Chu Kang, Jurong East, Queenstown and Woodlands. This figure is subject to change as additional project information becomes available, nearer to the launch date.

In other news, HDB, Sport Singapore and the Urban Redevelopment Authority (URA) have announced that about 1,660 HDB BTO flats will be launched in Farrer Park within the next three years. In this May 2022 HDB BTO launch, there are launches in three highly sought-after mature towns — Bukit Merah, Queenstown and Toa Payoh.
As usual, competition is expected to be fierce for mature estate launches. The BTO projects in Bukit Merah and Queenstown are launched under the Prime Location Housing (PLH) model. On the other hand, Jurong West and Yishun are two non-mature estates which are relatively established and have a plethora of amenities.
All the launches are located within easy walking distance of MRT stations that connect directly to the CBD without the need to change trains, making them potentially more attractive for those who work in the city.
If the May 2022 BTO launches aren’t your cup of tea, maybe you’ll be more interested in the 6,000 HDB BTO flats that will be built on the existing Keppel Club site. These flats are slated for launch in the next three years. As of now, HDB has not confirmed whether the PLH model will be applied to the flats on the Keppel Club site.

It is also about 9 minutes’ walk from Yishun MRT station, Yishun Bus Interchange and the area’s main shopping mall, Northpoint City. Yishun MRT station connects directly to Raffles Place in 35 minutes via the North South Line.
Yishun has earned itself somewhat of a controversial reputation, but if you look beyond that and consider this May 2022 HDB BTO project based on things like its location, connectivity and nearby amenities, it’s really quite attractive.

Affordability
The HDB BTO 2022 launches in mature estates Bukit Merah, Queenstown and Toa Payoh are likely to be heavily oversubscribed and command high prices due to their prime locations. Those who prioritise location and have a generous budget can consider balloting for these flats but must be prepared for stiff competition.
For those on a tighter budget, the Yishun and Jurong West May 2022 BTO flats are good choices, with the Jurong West Lakeside View BTO flats being the most affordably priced. The Bukit Merah May 2022 HDB BTO launch is likely to be the most sought-after of the lot due to its central location, with the Queenstown and Toa Payoh launches also enjoying high demand, thanks to their sites being in popular neighbourhoods.
