Hear ye, hear ye! HDB has once again piqued our interest with hints of the upcoming February 2022 BTO launch, with the blockbuster August 2021 BTO launch still a hot topic (hello Queenstown and Jurong East!) and November 2021’s BTO launch just a whisker away.
As per usual practice, HDB has already released a teaser on the February 2022 BTO launch, namely, the total supply, launch estates and the unit mix offered:
Geylang2-room Flexi/ 3-/ 4-room
Tengah4-/ 5-room
Yishun2-room Flexi/ 3-/ 4-/ 5-room
Total units2,000 to 3,000
As the launch date is still far away, the exact number of units available for the different flat types are subject to review. HDB will release more project details during the next BTO exercise (that’s November’s!).
And yes, the exact sites have yet to be disclosed as well. Curious cats that we are at PropertyGuru, we’re going to play “Guess the upcoming BTO sites”, like what we did for November 2021’s launch.
The same game rules apply: we’ll be referring to the residential plots marked in the URA Masterplan, checking Google Maps, and putting our best guesses forward. Here are our predictions for where the upcoming BTOs may be.

Geylang (2-Room Flexi, 3- and 4-Room Flats)

MacPherson Weave just launched in this plot with HDB’s BTO exercise in May 2021, but we’re hazarding a guess that the upcoming launch of 2-room Flexi, 3-room and 4-room flats in February 2022 could share the same plot.
After all, the total plot ratio of 3.5 is more than enough to support a development of very high density, with over 36 storeys. After all, the previously launched BTOs MacPherson Spring and MacPherson Blossom – just close by – also share a land parcel with a plot ratio of 3.5.
With seniors living in the majority of 2-room Flexi flats, they’ll need access to amenities such as the nearby Circuit Road Market & Food Centre or even the *cough* Singapore Pools *cough* branch at Block 64 Circuit Road.
MacPherson MRT station is right at their doorstep. Those keen to walk further for ‘exercise’ can enjoy the amenities of Circuit Road Hawker Centre, MacPherson CC, MacPherson Market & Food Centre. Fitness enthusiasts can take a stroll along the nearby park connector. Additionally, Geylang East Centre is a short bus ride away, down south.

But if that’s not possible, seeing that there are existing developments on the plot, perhaps the next best spot for the upcoming Geylang BTOs in February 2022 could be near Jalan Anggerek, which is near Mattar MRT.

It’s near a green space, close to schools, and still relatively close to amenities such as Circuit Road Hawker Centre and the like. But if you scrutinise the URA map and the Google Map, the shape of the green space seems to differ. Perhaps they’re using one portion of green space to build a longish block of flats?
Well, only time will tell. For now, HDB alone knows the answer.

Tengah (4- and 5-Room Flats)

We’re back in Tengah, where BTO projects in this neighbourhood make an appearance at what feels like every launch. In November 2021, two projects will be released in the same land plot bordered by Bukit Batok Road.
Seeing that many of the residential plots are filling up, we’re guessing this time it’s the land parcel bounded by Tengah Park, Avenue, Tengah Central, Tengah Drive and Tengah Garden Walk.
Nothing much else to say here, because HDB is planning this town from scratch with all the needed amenities, and there’s an upcoming Jurong Region Line as well. We’re defo looking forward to seeing this estate come into its own, just like Punggol has done over the past two decades!

Yishun (2-Room Flexi, 3-, 4- and 5-Room Flats)

Last but not least, we’ve come to Yishun, where a slew of 2-room Flexi, 3-, 4- and 5-room flats will be launched. That sounds like a pretty big development. The last BTO launch in Yishun was in August and November 2018, for Yishun Glen/Melody and Melody Spring @ Yishun, respectively.

Taking Yishun Glen as a reference, it looks like there are two possible plots of land in the area, with a plot ratio of 2.8 that is suitable for a dense and tall development. While there are other available land parcels in Yishun, many are marked as “subject to detailed planning” on the URA map.

Here’s something cool we noticed: the two new launches in 2018 are within walking distance of each other. So, our educated guess is that they might be focusing on this area for residential development.
That’s fine because Junction Nine shopping mall is pretty close by, as well as Nee Soon East Community Club. Again, this would seem like an ideal spot as it would allow seniors living in 2-room Flexi flats easy access to amenities.
There are a couple of green spaces in the area too, in the form of Yishun Nature Park @ Yishun Greenwalk, and what looks like a PCN going to Yishun Park and Yishun Pond.
Khoo Teck Puat Hospital is a short bus ride away, as well as Yishun Community Hospital, Northpoint City, Yishun MRT and the bus interchange. Nearby, there are primary schools, three secondary schools, Yishun Park Hawker Centre and the picturesque Yishun Dam.
However, we’ve also identified another possible site:

This site, bounded by Yishun Avenue 2 and Yishun Ring Road, is close to a couple of schools, a green space, the amenities of the Chong Pang area, and is a short bus ride to the epicentre around Yishun MRT. However, it’s not for the ‘pantang’ (superstitious), as it’s beside the Yishun Columbarium and two temples.
Still, the plot ratio of 2.8 and the residential zoning match our criteria. So, let’s see what HDB decides. After all, in our land-scarce Singapore, so many others are already staying around the columbarium. Perhaps, prices will be lowered? Fingers crossed.

More FAQs about the February 2022 HDB BTO Launch

As HDB BTO flats are built to order (hence the name), they generally take about three to four years to complete. However, there may be construction delays due to the current COVID-19 pandemic.

You pay the bulk of the downpayment when you sign the Agreement for Lease. However, the Option Fee you paid for during the booking of the flat also forms part of the downpayment.

Yes. You can submit your BTO application under the Fiance/Fiancee scheme. Only before the collection of keys will you be required to submit the official marriage documentation to HDB as proof. However, if you’re 35 years or older, you can apply for a BTO on your own, however, it is limited to that of a 2-room Flexi flat in a non-mature estate.
