But first, let’s take a step back and understand HDB MOP rules.

What is HDB MOP?

The MOP is when you must physically live in your flat after collecting your keys. During the HDB MOP, you cannot sell the flat or rent out the entire unit. But you can rent out your spare rooms. For BTO flats and HDB resale flats bought from the open market, the MOP is usually five years; for upcoming Plus and Prime BTO flats, the HDB MOP is 10 years.
Typically, those who sell their freshly MOP-ed HDB flat on the open market can fetch a sum considerably higher than what they bought their homes for.

Located by St. George’s Road and Serangoon Road, St. George’s Towers sits in a convenient city fringe location. Getting around is a breeze as residents of St. George’s Towers are just a three-minute walk from Boon Keng MRT station. From Boon Keng MRT station, there are two stops to Little India MRT station (DTL and NEL) and three stops from Dhoby Ghaut MRT station (NEL, NSL, and CCL).

West Plains @ Bukit Batok comprises 1,655 units of 2-, 3-, 4- and 5-room flats. Those who love plants and nature will appreciate how the HDB project is next to Bukit Batok Hillside Park. Depending on which direction their property faces, some residents enjoy expansive views of the park.
The nearest MRT station is Bukit Gombak, just 1.1km away. The site is close to Dazhong Primary School, Dulwich College (Singapore), Princess Elizabeth Primary School, St. Anthony’s Primary School, and Bukit Batok Secondary School.

If you hope to stay in the new Bidadari neighbourhood, Alkaff Lakeview might be the one for you. Alkaff LakeView consists of 531 units of 3-, and 4-room flats and sits along Upper Serangoon Road. Nearby amenities include The Woodleigh Mall, which is a five-minute walk away.
Residents have excellent connectivity as they are a short five-minute walk to Woodleigh MRT station on the NEL. From Woodleigh MRT station, you are one stop from Serangoon MRT station (CCL and NEL), four stops to Little India MRT station (DTL and NEL), and five stops to Dhoby Ghaut MRT station (NSL, CCL and NEL).

If you’ve been an ‘eastie’ your whole life, chances are you’d like to stay in the ‘best’ side of Singapore. Bedok North Woods is a nine-minute walk from Bedok MRT station. Consisting of 357 units of 3- and 4-room flats, the project is not a huge one and has a unit mix suited for smaller families.
Residents are close to various dining options and shops, courtesy of Bedok Mall and Bedok Point. There are various food centres clustered around the bus interchange, and Bedok 85 Market is a short bus ride away. Heartbeat@Bedok is a six-minute walk away and offers residents access to a public swimming pool, gym, library, polytechnic, and other community centre facilities.

Financing Your HDB Flat Purchase

Once you decide which freshly MOP-ed HDB resale flat, financing your HDB flat purchase is the next step. You can choose between an HDB loan or a bank loan.
The process of applying for an HDB-granted loan is relatively straightforward. There is only one loan to choose from, and the interest rate is pegged at 0.10% above the current CPF OA interest rate; the current interest rate is 2.6% and has not changed since 1999.
But bank loans are a little more complicated. You have to cross-compare and choose a home loan package from various major banks in Singapore.
