Greater Southern Waterfront BTO October 2025 Review: First Launch in a New Waterfront Estate
Note: The HDB BTO October 2025 sales exercise is coming up and applicants must apply for an HFE letter and submit all documents by 15 September 2025.
In October 2025, HDB will release about 9,100 flats across 10 projects in eight towns, including launches in Ang Mo Kio, Bedok, Bishan, Bukit Merah, Jurong East, Sengkang, Toa Payoh, and Yishun. This follows the July 2025 exercise with 5,547 units and the February 2025 launch of 5,032 units across five projects.
The highlight of the October launch is the Greater Southern Waterfront BTO 2025, with about 870 units on the former Keppel Club site in Bukit Merah. This is Singapore’s first-ever public housing launch in the new Greater Southern Waterfront precinct, transforming a reclaimed port and industrial area into a live-work-play waterfront community.
Analysts expect the project to fall under the Prime model, with rules such as a 10-year MOP and a subsidy clawback.
