Simply not worth
View some units with my gf. The price for a mass market project for Estuary is simply too high. Subsale going at at least 1.2m for a 3 bedder, I can find a 999 or freehold unit 2 bedder in West Coast or Pasir Panjang. If one is buying an investment unit, one should consider Balestier, Novena, East Coast, Geyland or Pasir Panjang due to the high concentration of expatriates in such areas and also proximity to town and Mapletree business centre, NUS, Harbourfront. Many units at Estuary are not rented out as it is simply too far from town. No wonder many units upon obtaining TOP are flipping to get out of this project. Not surprising that Thomson Tree and Bishan recently launched projects are selling like hot cakes. -

Worth max $800 psf. No more than that.
Units are either facing or near a very busy junction and roads. Noisy and dusty heavy vehicles all time long. MRT/amenities are 15 minutes walk away! Lentor jam every day during rush hours. -

Overpriced Condo
Apart from the reservoir as a plus point, this is negated by the noises caused by a heavily used traffic junction, each building is built close together, afternoon sun and a small land with many units. When I drove by, there are still many unrenovated units since TOP was issued two to three months ago I believe. Average selling price when the development was launched around 3 years ago was around $800 psf. -

Second Thoughts
Once again an overhyped condo in Singapore. How disappointing. Location is next to nothing other than water but we like to claim such deposits of water are lakes or rivers in the case of canals. You definitely will need a car and good quality window curtains since units easily sneak and peak into other units. -

Newest & nearest condo to MRT in Yishun
Estuary is a dream home for nature lovers. It is TRUE waterfront living with a natural and beautiful reservoir. You have to be there to feel it! With only 650m away from Khatib MRT, it is the newest and nearest Condo to a MRT station in Yishun. Its close proximity to the CTE accounts for normal peak hour traffic on tiny island Singapore, otherwise the surrounding is peaceful and idyllic. Amenities are aplenty within Khatib itself or nearby Yishun and AMK Hub - stadium, hospital, mega mall, 24hr retail & eateries ... Your search literally ends here! -

Far away and not all they promise.
We visited this condo and it is in front of the reservoir, but there are busy roads all around with noise. A lot of units to share the limited amenities. The MRT station Khatib is far away and shopping is far as well. Agents are pushing this TOP because interest is waning. "All sold" sign out front is not completely true, many units haven't closed. -

Best condo in Yishun
This is the best condo in Yishun - near expressway to town, near MRT, near eateries and right opposite a cool reservoir. Suburban living at its best. Can't wait to move in! -
