Serenity, conveniency and amenities
A quiet and peaceful estate despite housing 608 units. The accessibility to reservoir park, coffee shops, supermarkets, stadium, community centre, are unmatched against most of the condos in Yishun region. 12 mins walking distance to Khatib MRT, numerous buses (including direct bus to the city and airport) passing by the bus stop close to the side gate, with Lentor Ave, SLE and the upcoming North South Corridor provides excellent transport network and choices. -

1 of the top few condos in Yishun. But then again choices are limited -

Good Buy, Overall Pleasant & Quiet Place!
I read through the comments left previously and felt that the pros of The Estuary were all sidelines. Previous bad reviews are rather dated. 8 years after TOP, I felt that the entire façade of the condo still look great. One of the few condos in isolation i.e without being in the middle of a concrete jungle of many high rise buildings, therefore the entire place feels v breezy and not confined as opposed to newer condos with blocks just side by side and balconies/windows facing directly at other units. The condo also feels very peaceful and quiet, rather relaxing. As long as you are not facing the roads directly, the other units are rather quiet actually. And the windows have some sound proofing effect. Overall a good stay and a fantastic purchase! -

Poor management
The Swimming pools toilets are down and management is taking no action. The TVs room cables are stolen and no replacement. The security is bad with mostly senior Guards and the condo side gates are not secure well and mostly open. Open to public. The building aces gate is faulty and no action by management.. Won't recommend tenants to rent this condo -

Estuary Condo Review
Visited many condos in the Yishun and Sembawang area and below is my review on Estuary. Pros: - Nice view: just opposite reservior - Convenient: Near Mrt (8-10mins walk) - Near eateries/shops (5mins walk) - Well designed (car park, facilities etc) Cons - Noisy for units facing MRT - Near super busy lentor (noisy) - Going to be near up coming NSE (noisy and dusty during building and there-afther) - Lots of wasted space vs other condos (balcony/bay windows) - Over priced @ 900+psf Summary: Overall a new and nice condo with better layout than some condos i seen. For those who enjoy sitting at the balcony or along baywindows you will seriously love this condo- huge balcony and lots of baywindow in every room for you to enjoy even in the bathroom. Will I buy it? Well I will only consider below 800psf as the balcony and baywindow easily made up 20% of the whole house and needs to be considered vs other condos in Yishun -

The Estuary, building 93
Rented two-bedroom unit with the pool view for 2 years. 1. It is quiet; we did not disturbed by the traffic when windows opened. 2. There is completely no sun during the whole day and very breezy. Do not need to run the aircons. This is the specific just of building 93 position. 3. We rented the place on the sixth floor and a beautiful tree obscured or balcony in the living room. You can observe hummingbirds lying on the couch. Impression that you are not in megalopolis, but somewhere in the summerhouse. 4. We choose this place because the nice Olympic size swimming pool, but got many other advantages and were very upset to leave it since company moved us to the US. -

spacious and great views
Have to say it is one of the more kid-friendly development with a lot of space for kids to roam around outdoors. The rooms are generally spacious and well-lighted, no traffic noise if you pick the right stacks (e.g., blk 87 - 89). Only downside is that it takes 8 mins brisk walking to get to the MRT and hawker. -

Review: The Estuary @ Yishun
The Estuary which had it’s TOP in April 2013 was visited by me for a review after one year. Interior/Units - offers a wide range of different unit sizes (1-4 bedrooms) with high quality finishings. Due to the location of the condominium at the intersection of Lentor Avenue / Yishun Avenue 1, the units facing the reservoir are influenced by traffic noise. The intersection is currently widened with road work to be completed by the end of 2014. In view of the above I would recommend the units facing Yishun Stadium as these are enjoying a quite atmosphere. Exterior/Common Areas/Condo Facilities - The Estuary offers a wide range of facilities e.g. lap pool, laguna pool, children pool, steam room, club house, reading / TV room, BBQ pits, pavillions, 2 tennis courts, gym, fitness corner, children playground, large car park, etc.; due to the location in the northern part of Singapore the facilities and common areas are spacious and recommended especially for families with children. Transport Links - a bus station with plenty of connections (also into CBD) is located within 250m of the estate. NS-Line MRT station Khatib is within 750m; with SMRT upgrading the tracks until end October 2014, the travel time into the city should be decreased by Q4 2014. Enhancements to the roads in the area will also reduce travel time (SLE&TPE) by car. Nearby Amenities - within 1000m of The Estuary you will find two golf clubs, Nee Soon Community Centre, hawker centres around Khatib Station, two super markets, Bottle Tree Park (which will be redeveloped until end 2014 to offer a wide range of eateries), lower Seletar Reservoir, wonderful bycicle and running tracks, parks and coming up the GEM World Academy (opening September 2014), an international school. Yishun Stadium opposite of the estate offers programmes for sport enthusiasts. I would recommend The Estuary for everybody who does not mind the location in the north which offers plenty of greenery. -

Estuary review
I checked out the property twice, and it seem there are issues with the management, can expect the noise and dust since it is near the road. After reading the comments, I will not pay anything above $900 psf for this property. -

Disappointing Management
Management either takes very long to reply to emails or simply disregard inputs by residents. MRT is 15 min walk away, as with all other amenities eg ntuc, sheng shiong, coffee shops. Residents cries for a shuttle bus service remain unanswered. 24h security is promised but not delivered. Side gate is often at night not closed and no security personnel present. Common corridors of condo poorly maintained - level 1 pathway over crowded by plants, lift lobbies often get flooded during rains, extreme hazard for falls. Gym is not well equipped. No basic equipment such as a bench for lifting weights. Club room has only english papers, do not cater for chinese-reading elderly. And newspapers are only placed there after being read by management office. NO NEWSPAPERS ON WKENDS. Location is good but management team is not up to standard at all. -
