I combed through all the freehold properties in Districts 9, 10, 11 and 4 in Singapore to uncover this hidden gem. Fantastic location near CBD, Orchard, Tiong Bahru, Harbour Front and has the nature of Mt Faber and South Ridges a throw away. Will benefit from future development of Keppel DistriPark. Peaceful and tranquil, yet downtown. Nice, open view (will stay so for a long time, surrounded by schools and landed properties) and very breezy, even on very hot days. Good layout and private corridor, you get more value for your space compared to new condos. Also large land plot which gives LT enbloc potential and yet spacious feel not found in newer projects.

Rats?
I am surprised to still see rats listed in the review. I have lived here approximately 10 years.
There was a problem with rats for about 6 months to a year a couple years ago. As I understand it the NEA had a compliant about feral cats in the neighborhood sleeping on cars etc and caught or culled them, which resulted in the rats.
I have not seen a rat here for well over a year. Oddly have not seen a cat either!
On the plus side the units are large, split level (600mm level difference), have no party walls, not even a kitchen or laundry (unique), with windows on four sides.
The grounds have great landscaping.
The lobbies are large, lifts are band new, along with a new gym.
A few years ago I recall owners complaining about loosing tenants after 12 months, the joke was that were buying units here.
Fortunately the majority of the apartments have been renovated, although there are probably a few original ones around.
The negative is that the facade windows are not consistent, with varying types dependent on owner whims over the years. The pool and surrounds could also do with an upgrade (its clean and usable). There are plenty of car parks and to my knowledge no restrictions on numbers per unit, although there is limited undercover parking.
Relative to the new launches on the outskirts of Singapore and the new shoe box launches nearby, for me, as a free hold property its still good comparative value.

Depends
As far as location is concerned for people working in CBD, T-Ville is very convenient because of the buses. once you switch on the highway it takes 10 minutes to Anson road. facilities are nice though the squash court is not very well maintained but they've recently built a gym too. tb plaza and vivo city are equidistant, a few bustops or 15 min walk either way and there's a bukit purmei food court(s), two of them 200 metres away. The thing is that the units are very different. Some are old and poorly maintained, almost grungy while some are very well renovated. Prices have been rising steadily so 2 years ago it was a steal. It probably still is.

I've staying here for almost 2 years ... nice & friendly neighbours, quiet place to stay. Close to amenities too. I must agree the rats in this property is a major issue. I have a few encounters seeing the rats running across the lobby, walk path and jump out of rubbish bin. Could have scare some kids and elderly

Lots of Rats!!!
I just moved into Teresa Ville and found out that there are lots of rats!
Once I saw not just 1 but 5 rats at the same time! I never fail to see a rat each time I am walking to my lift lobby! Now I have to run to my lift lobby to avoid running into the rats!
I had given feedback to the security guards and they told me they have seen even bigger rats! I also heard from a neighbour that this had been a recurring problem for past years!
I have no idea what the management had done to to resolve this issue. I hope more residents will give their feedback to the management to add some pressure for them to take more urgent actions!
