I used to rent there. I agree that it's overpriced.
i moved out because of the noise from the traffic and the dust.
It's very close to the road, so you can hear the cars. All the windows have to be kept closed 24/7 cos there is so much dust from the traffic and construction opposite.
the noise from the construction is very loud, and it starts from 8am till 6pm, SIX days a week

I have Missed the boat
Spanish village is a mediterranean design low rise condominium located in Prime District 10.The surrounding condos are all selling above 1.300 psf. eg Waterfall Garden average $1600psf.
With the upcoming MRT station at its door step c/w its vast landsize and freehold title,Spanish village is a rare gem.Capitaland is going to launch a new 99yr lease project just on the opposite of spanish village,i believe that the asking price should be above 1,200 psf.In comparison, spanish village (freehold) is a great to buy even at $1500psf or more.

Over priced
Spanish village is over priced for rental and sale as well, as compared to the location, the noise from Farrer Rd, etc. besides a big bird problem. The fair value of rental should be around 3500$ vs the 5000$+ being asked for, while sale price should be in the 900$ psf level. The residents tried going en bloc in 2007 and because of them asking a big figure, failed to get any bids from developers. Seems like a condo with greedy owners. A good one to avoid, if you can.
