    Worst condo management ever

    Pool has been closed for more than two months now and the management shouts back at you if you ask why. Apparently they are unable to even demarcate a small portion from where one of the apartments is being accessed for works. The tennis courts are often locked earlier than usual so that the guards can have an early time off. You see puddles everywhere after rains and in any case rules prevent kids from playing in most areas. Strongly not recommended for anyone who wants to use any of the condo facilities.

    Fantastic Convenient Location For Expatriate

    I am an expatriate living in Simsville for some time now. I disagree that Simsville condo is located in red light district Geylang. Far from it, as its location is proximity to Aljunied Estate and Singpost @Paya Lebar MRT Interchange & Circle Line. I am been living here and have never got anywhere near or expose to the red light district. The condo is separated from Geylang odd number district by Sim Avenue fronting the condo on the main road. Moreover the thriving trades are active at even numbers and not odd numbers district which is another road away nearer to Guillemard Road. My family has never shop at this side of Geylang since amenities it just a stone throw away to Aljunied wet market and convenient stores such as Shop N Save and NTUC Fairprice. Also, supermarket like Cold Storage and McDonald and other fast food outlets plus shopping belt are just located at Singpost which is 5 mins walk from the condo. The unit which i rented is facing the MRT track. To me the noise does not bothers me. It is not as noisy as the road which is 24 hrs operating I have unblocked views too and facing the greeneries. The air over here is definitely cleaner than the one facing the road. If you want complete quietness, than stay somwhere remote from the convenience of this City Fringe area. Singapore living will always be surrounded by roads and tracks with noises. You cannot have the best of both world right. Therefore its a choice. To me convenience is of choice as it cuts down travelling time. It takes only 20 mins to reach office in Shenton Way and the circle line is well connected to other intersection in the cities. The office which i am working is now planning to locate to Paya Lebar Commercial Hub, when it is ready by 2014. By which time i may not even have to travel to work as it is just next door. I am already considering to renew my lease for another few years. Just my thought from a Simsville Resident Cheers!

    Too positive

    Need to give a more balanced view of the area. 1) near Geylang Red light district 2) main road and noisy 3) you can hear MRTs from 6 am to mid-night. People say, 'Cose windows and doors and you won't hear anything'. However, if you have a home, why would you want to lock youself up. Visit the place and enjoy the sound of the train and traffic.

    Great Place For Investment Too!

    Yes, excellent location. Not just a great place to stay but also great place for investment too! The attractive investment features of Simsville Condo is the URA announcement plan for Paya Lebar Commercial Hub to be developed and is slated to be next business city fringe centre. Other upcoming nearby developments e.g Lion City Hotel which have been recently put up for sale for residential and commercial use and other developments not captured in this review. This will inadvertently impact on the future sales and rental (psf) pricing of the condo.

    Great Place to Live

    Excellent location - (a) Great school (within 1km from 光华 Kong Hua Pri, SAP sch) (b) Great accessibility - PIE, ECP, 2 MRT line at door step - EW, Circle line @ Paya Lebar inter-change (c) Great food within walking distance - Rochor bean curd, claypot rice, duck rice, no signboard seafood, durian, etc (d) Great convenience - polyclinic 5min walk, 2x NTUC supermarket within 10min walk, wet market, post office, etc Excellent facilities within condo: (a) Big swimming pool (b) 2 tennis courts (c) Fullly equipped gym facing pool (d) Well managed estate, with open space & sufficient car park lots Perfect view & facing from my 15th floor unit (a) Excellent Sea view, without paying > S$1500 psf at Marine Parade (b) Unblock view, as those in front are limited to 10 storeys (c) Fire works at Marina bay from living room, during major events (e.g. National day, New Year, etc...) Quality marble flooring in Living/Dinning area, and parquet flooring in bedrooms - still very good after more than 10Y.

    Very convenient with both Circle Line and East West Line. Good land size with full condo facilities. Amenities are plenty within walking distance. With better property management, this project could likely command much higher prices.

    Simsville life

    Pool View is the best part of this Condo. Spacious Parking is a added advantage. Its Nearness to MRT is a Value addtion of Future.

    Live in city with peace at sims.

    10mins drive to city, those pool and city view facing units are nice, quiet and tranquil. Facilities incl lap pool, gym, clubhouse and tennis court. Another plus point will be ample parking lots. I recommend this condo for Families with Children, Peace & Quiet, Students and Asian Expats.
