Is this a landed mansion?
Recently moved into Pollen Collection and was seriously impressed. The house feels more like a landed mansion than a cluster home. Every bedroom has its own bathroom and the private lift is super useful because there are 5 levels. My parents stay on one floor while kiddos have their own space upstairs, so everyone has their privacy. The double volume ceiling also makes the living room feel very grand and bright. Finishing looks premium and the whole estate is quiet. -

peaceful and futureready
Really like the design of Pollen Collection. Very modern without being OTT. The houses have lots of natural light and the solar panels plus EV charging readiness are nice touches for me. Feels future proof compared to older landed homes. Estate is quiet with nice roads to walk around in the evening.Especially during sunset the ambience is really best. But slightly inconvenience as not much food nearby within walking distance. Though very peaceful for sure! -

gorgeous leasehold
The layouts of Pollen are very practical for bigger families like mine. High ceilings, good lighting and plenty of storage space throughout. Build quality also feels solid and finishing looks atas without being flashy. Expressway access is convenient too. Though feel the pricing is kinda high because it's a 99-year leasehold. But I'm okay with that considering the overall value it brings to me. My priority being space, privacy and a modern landed lifestyle. -

such iconic design
just one look at the building design and you can immediately identify it's Pollen Collection. aesthetics on point, high end finishes, lighting makes it looks luxurious too, and spacious enough for my whole family. price point undeniably on high side esp if you consider it's just 99yr leasehold for few millions. -

near CTE
near the Central Expressway and AMK flyover, Pollen Collection is very convenient. also along the long strength of AMK ave 5 that connects to various key places like ITE and NYP, AMK park, AMK Hub, Mayflower market and fc etc etc. -

hidden but not hiding
Pollen Collection is one of those rare homes in Singapore where it can somehow be hidden in a quiet area of the island where it's slower paced and more peaceful, yet close enough to head into the really busy areas that are filled with endless crowds of people. tl;dr - not in the middle of nowhere but feels tucked away. -

Pollen View inter-terraces.
Previously Nim Collection, the masterbedroom comes with huge walk-in wardrobe and also have balcony. Disappointed that Pollen Collection Masterbedroom are missing all these. I noticed that small balcony can be created at the window area for the masterbedroom. Hope developer not late to build it. The roof top also can extend larger roof coverage for the table sitting and sink area. The backyard roof also can be extended out. Pollen Collection house prices are much higher than Nim, so latest design should be same or better than Nim Collection, but it is not! -

could have greater upside
at first glance, the upcoming (2026) Pollen Collection looks great on paper with many private facilities for residents like a pool, lifts, car porch, and even its location in Seletar Hills. short drive away from neighbourhood amenities in Ang Mo Kio, and also close to many popular schools. personally I feel this is best suited for own stay with little upside for resale or rental yield. maybe you can leverage the amenities, but there's more value for money options elsewhere including freehold. if I could physically shift this development to a more central part of Singapore, I would. likely will generate greater upside -

aesthetic max
i love fell in love with the design of Pollen Collection. this project is a landed housing development with 132 units in the established landed residential enclave of Seletar Hills in District 28. there are four semi-detached houses, 22 corner terraced houses, and 106 intermediate terraced houses. very high on aesthetics, with first rate finishings, quality lighting fixtures and is spacious enough for a big household. though not near some lush greenery or some seafront view, love the tranquil and private location, tucked within inland singapore. -

Exclusive living in Pollen Collection with ac
The name Pollen reminds me of a beehive, where each cell of honey is isolated yet within the epicentre of “hive” of activity. I am loving the privacy that each landed home within Pollen Collection promises, but also the connectivity to the various MRT stations, parks, schools, shopping malls, medical centres, and busy town centres once you are outside the development. When the houses are completed in 2026, this also coincides with our government’s URA Master Plan 2019 to add even more amenities to the nearby Ang Mo Kio and the addition of the Thomson-East Coast Line and the upcoming Cross Island Line. -
