Quiet and convenient
Quiet and away from the main road; yet has easy access to MRT and buses via a short cut. Friendly neighbourhood. -

Nineteen Shelford
Excellent condominium that has a Mediterranean resort feel about it. Well maintained manicured lawn. On weekends, when passing by the pool, you hear the laughter of families and children. Very warm atmosphere. Also within 1 km of top schools such as Nanyang Primary and Raffles Girl's -

Old condo and poor facilities
The condo is not near the Botanic MRT. It takes a lot of effort to climb up and down the terrain to reach public transport. The condo has broken down facilities that the sitting committee do not want to repair and spent money on. There is no sauna room although it is listed as facilities. The sauna room is a makeshift room for the cleaners. The only pool toilet is shared by the cleaners, security guards, taxi drivers and contractors. Staying at the low floor has no privacy. Only higher floor above 7 has a city view. The gymnasium room is underground basement like a prison cell small and lack ventilation. -

19 Shelford
Thought of getting a unit for stay, thinking that this is a freehold property. A real disappointment. For those on lower floors, the kitchen and bathrooms are dark as there's four units' kitchen facing one another.Spoke to 2 residents and got to know the developer's workmanship was poor as afew units affected with water leak from the ceiling which they forked out to do the repair work. The condition of the BBQ seems to be feasted with mosquitoes and the changing room stinks. Imagine that this is in D11 and during nite tour, some of the lights are not even working. Seems too quiet that can easily attract burglars. Still looking for other condos and obviously this condo is not recommended. -

Worth every penny
I was looking around for a good valued property near Centre of Singapore and finally found this wonderful condo. It is located in prestigious District 10 and within walking distance to MRT and Botanic Gardens. Best Location I still remember the first time I viewed this unit- its condition was not one of the best, with old marble tiles and broken cabinets. But it could be fixed anyway, I told myself. What can't be done is the location which I found Nineteen Shelford has the best of it. It is at the heart of Singapore and close to everything. It is near Orchard Road yet don’t inherit the congestion of human and motor traffic. Just 8 – 10 minutes walk to Botanic MRT (via the shortcut at the end of Shelford Road) and you can take a comfortable train ride to CBD, both IR’s (Bayfront station for Sands and transfer at Harbour Front station for Resorts World) or other parts of Singapore. It is also surrounded by the best schools in Singapore and you just have to make sure your boys or girls study hard enough to get into one of those. Adam food centre is 5 mins walk (also via the shortcut) to serve you (probably) the best lasi lemak and prawn noodle in town. Best Lifestyle After work I normally dip myself in the swimming pool and enjoy a nice and cool swim. The waterfall at the pool also gives me a nice back massage. After dinner I walk ten minutes to Botanic Gardens and enjoy a leisure walk round the swan lake. On some Sundays, they have outdoor concerts and performances at the Symphony Lake stage too. The condo is also near to nature reserves such as Bukit Timah Nature Reserve and MacRitchie Reservoir; and walking trails such as the famous Southern Ridges. I was spoilt by choices. I am counting my blessing every single day that I can stay in such a fantastic place. -

Far walk
Totally agree with D10 Prospect's comments. Most of the units that I visited are in dire need of major renovations; rooms are odd-shaped and poorly ventilated. Not worth the asking definitely. As for the sour grapes comments - yes, unit pice may have appreciated on paper, but what counts is whether they can be sold and with more than 25 active listings, seems like a buyers' market to me.... Was waiting outside a unit for my agent to arrive, the resident in the neighboring unit sneaked out and asked me to view his unit instead, also for sale.. -

Sour grapes
The story of sour grapes is alive. I bought a unit here a while ago. Found the grapes here very sweet. This place is wonderful. It is quiet and the unit I bought is in excellent condition. The price has also appreciated! -

Not worth the asking - Buyers beware!
Buyers beware. I've been seeking a place for the past weeks focusing on the Shelford area. Initially, thought the location of 19 Shelford is not bad (though further in) and on higher grounds with good view. However, having been through visits of almost all the units listed for sale (yes, I even went on Sundays, weekdays, noon and even at night to have a clear feel), the layout of all the units (especially the penthouse ones) are quite disappointing: extremely dark rooms in the day (I had to use my handphone as a torch to view one of the bedrooms - it was noon sun outside!), very small windows, poor ventilation and very small kitchen. The common facilities are also poorly maintained (justified by the low maintenance fee) with almost no control on security. The worst are the attitudes of the so-called sellers: a lot of them are first time owners who bought at around $700 to $900 psf and they are expecting a windfall sale. But their expectations are ridiculous - to the point of unreasonable - as their asking is at the same level as the new condominiums (which are in move-in and brand new condition) opposite and beside. At the same time, most of the units I visited were poorly maintained,eg broken tiles on patio, kitchen cabinets not working, broken fixtures..ie no units were in move-in condition. When asked what makes them think their asking is supported, they think that the new MRT, proximity etc are key factors...but please, these have been already been priced in previously. What they seem to forget, is that based on the asking rentals (even if I were to take the highest psf rent asked), I can't even get a decent yield of 2.5%....! In summary, buyers beware - buy only if you really have to and willing to pay record-breaking psf price for this condominium and if you have time for "time-waster" owners who just want to test out the market. -
