Great place to stay
It was greatly improved after the joint walk path to Jalan Tenteram with: Amenities Giant Supermarket, Childcare creche, Bakery shop, Kopi tiam, Playground Transport -15 minutes walk to Boon Keng MRT -5 minutes walk to Bus Stop 21 Jalan Tenteram - direct bus to Novena MRT - 7 minutes walk to main road with many buses to Central -

Great location, MC can do more to enhance
I recently visited this project, and looks very new and well maintained. It is at a reasonably great location near lots of sports facilities and not far away from Boon Keng MRT station, and eateries. The management committee could do more and faster to enhance the look of the condo such as replacing the pool flooring (which have fallen apart from wear/tear), repaint the slabs holding the air-com external units to darker colour (the yellowish water stains against the white paint is not pleasing to the eye), and perhaps more lounges with tables in the outdoor area, plant taller trees and install sun-decks in the pool to increase fun factor of the pool, which at the moment looks too boring. With the new HDB estate right across the CTE completed, there will be much more convenience for food and shopping -

overvalued; look elsewhere
Recently viewed a few units in this place, and believe that the prices being asked for are massively over-valued, because: 1. it is a very long walk from the nearest MRT station (boon keng). I think it was about 15 minutes walk for me and my wife. 2. the noise from the highway is a real problem! serious problems for couples with babies, or who are light sleepers. 3. there are not many amenities around the area. the nearest mall is a few stops away for now, and the nearest supermarket is not that near. 4. Serangoon road is very congested during the evening and morning peak hours (we went to check at 8 to 9 am in the morning, and at 630 - 730 pm), so its a problem if you drive (and a problem if you take the bus). 5. The prices are artificially propped up only because of the new launches in the vicinity (riverbay, riviera 38, airstream, riverside melodies, one st michael's, 8 river suites, and regent residences). Everytime there's a new launch in an area, the prices of the existing units are artificially increased or propped up because of the higher prices of the new launches, but the artificial inflation will fade away quickly because it is not supported by fundamentals or increases in rentals. 6. there were 2 recent transactions in April which established a more realistic market value, but all the sellers are treating them as one-off exceptional sales, and clinging onto 2014 peak prices, which is unrealistic in a market like this. 7. the development has a very small gym, and many parts of it aren't well-maintained. For eg, the swimming pool's wooden decks are falling off. 8. the BBQ pits are located next to the rubbish dump! I can't imagine having a BBQ while I enjoy the perfume scents of the entire condo's garbage! 9. Although the sellers will tout the condo as the only one with a tennis court in the area, the fact is there are 2 tennis courts next to the condo at St Wilfred's sports complex that are hardly used! -

Good Location
Pros : 1. City Fringe Living 2. Almost Full Facilities , inclusive of Lap Pool and Tennis Court 3. Few units, never observed any overcrowding for any of facilities 4. Near to river, good for Exercise, jogging or brisk walking 5. Very Windy, Can feel good or strong breeze even at swimming pool on level 1. 6. Scenic view from high Floors , Specially from floor level 20 and above 7. High Floor Units on opposite stack to highway can have partial fireworks view as well of marina bay 8. Highway Noise , not Much of concern for units in stack opposite to highway 9. Near to Buddhist Temple, Can attend daily worship sessions in evening, meditation session on Saturday evening or any another related activities easily in peaceful and large open space of temple 10. Cooperative Management, Security and Cleaning/maintenance Staff 11. Easy to get taxies, unless raining 12. Good Size Balcony Cons : 1. At the end of St Michael's road , Nearest Bus stop is around 400m away with only one bus service avaiable , bus stop along serangoon road is quite far to walk if it's heavy raining, otherwise fine as long as someone comfortable to walk till that end. 2. Earlier Shuttle bus service provided by Developer for the first two years was good, but now stopped after agreement expires. Lots of discussion had been happend in past in various management meetings, yet, so far no decision on to restart the shuttle bus services 3. Units in stack not facing the highway having benefits for low or almost no highway noise along with no afternoon sun, but units in stacks facing highways most likely having problems with mentioned issues 4. MRT, Bus Stop are not near, Except of two schools (One Primary and another Secondary), no amenities nearby, specially we missed a lot any good superstore in close proximity. 5. Loss of interior area due to bay window layout and design of beams 6. Slow maintenance work due to lack of manpower or staff. -

1+1 (667sqf) quite a rare jewel
I went to view one high-floor 667sqf (1+1) unit recently. Surprisingly it looks spacious, layout is good and finishing touches are not bad. The facing to the north-west (not exposed to the morning sun) towards the CTE/PIE provided a breathtaking night view. Balcony space is big for lounging and laundry, and it can be very windy at times. I initially had doubts about the location, as it takes 10-15min to walk to the nearest eatery. But they had extended the shuttle service, and just right opposite across the CTE (which is just a mere 2-3 minute walk through under-pass), the new HDB development under the Novena Planning Area, will provide some good and convenient food amenities. So the location of Beacon Heights will be great once the new HDB development is completed. A great place to live for balcony lovers and city fringe luxury living. -

Really Poor
Went to view the 'penthouse'. The build quality is poor, same as what others have said here. What is shocking is the layout. If you put a sofa in the living room, you're basically placing a low wall. It is really that small. So unless your living room decor involves stools for seating, you can forget even viewing. Don't waste your time. Someone also mentioned the shape of the rooms. Yah its really bad. No proper human bed with decent aesthetic design will fit in this space. Plus you're within spitting distance of the CTE. The agent tried to sell this to us as a 'view' huh? Since when was an 'expressway view' a selling point? What a joker. We were there on a rainy day and noticed significant amount of 'ponding' in the basement carpark. I had never seen a property with no redeeming quality. Now, its true. -

Excellent location @ reasonable pricing
One of the most reasonably priced city fringe development with a 999yr leasehold, esp when all newly launched developments ard this area are going at min 1200-1300psf and abve. Location is great as its just mins drive from town. Its located along stretches of landed and condos..giving it a feel of exclusiveness and luxury. Whats more, there are free shuttle bus services to n fro, from the condo to boon keng mrt daily. Development just TOPed, hence everything is new and in proper working order. Maintainence fee is on the low end too. -

Odd shape and poor design
Am truly amazed by all the postive reviews posted in the property guru...either they are agent/owners trying to sell or they are just blatantly lying. Visited their showflat in 2008 and yesterday I visited the actual apartments - 2 bedrooms and 3 bedrooms. All i can say is the actual apartment is vastly differently from what u see in the show flat. Below are my comments - 1) Terrible terrible workmanship. The tiles are not laid properly. The cabinets given are of such poor quality. 2) Weird shapes - The layout of the rooms are atrocious! You have to view to believe it. 3) No frosted windows - u are bascially showering in the open 4) Poor usage of space - the whole apartment is surrounded by planter area which absolutely waste precious space. You will need to spend money to deck out these areas or probably use it as a "koi pond" 5) Master bedroom shape in the 2 bedder apartment is "slanted". - The architect must be a real idiot. The room is slanted in an odd shape. You cant even put a proper bed in the master bedroom. 6) For those who swear that this is great and convenient location - you must be kidding! This is deep inside at the corner of mar thoma. unless of cos u have a car. Not all is bad of cos, the swimming pool and other facilities are well-designed. To sum up, i definitely wont buy an apartment at beacon heights. Don't believe? Arrange for a viewing and take a look yourself to decide. -
