Stay here with my spouse and young child. While it is a slight distance from the MRT station, we enjoy the intimacy of the small development where gym facilities, BBQ pit and pool are often vacant and not overcrowded vs. the large crowded 500+ unit condos around. Local park and low rise residences in the location great for jogging or walks with family.
Plus points
1. Good privacy - Situated at the end of a private estate. Quiet and good views on the low rise residential side (as opposed to PIE side)
2. Good safety - Given the small development of about 60 units, it is easy to recognise a non-resident or new faces. Guard is able to recognise residents by name
3. Full sized pool – one of the main draws, always space to swim and no crowds. Lush foliage provides sufficient cover and noise buffer
4. Far East development with good quality furnishings and build quality
5. Fair price nearby for groceries around the Lengkong Tiga HDB block. More grocery options and shopping mall at Bedok which is only 1 MRT stop away.
6. Good for jogging and walking with family, also has access to the nearby park connecter network
7. Good lift access, two lifts shafts servicing 2 to 4 units a floor
8. No nearby construction given completion of recent Vacanza and 55 Lengkong Empat development
Disadvantages

2. Distance from MRT is about a 10-15 minute walk. However feeder bus 42 is very frequent, around 5 to 8 minutes during peak hours and 10-15 minutes during off peak. They have increased the frequency of buses given the surge of residents from the new condos around. While Kembangan MRT is 7 or so stations from the city centre, I notice in the mornings I am able to board the first train at the station rather than wait in line to board at the stations closer to the city. All in door-to-door this makes my journey less hectic compared to if I were taking the MRT in the morning from Aljunied or Kallang as hordes of people load the MRT at Paya Lebar
