Hi,

It has its appealing attributes, but is your objectives more inclined towards capital gains upside or long term rental income? Given its newer status and as a freehold project, buying from the 1st owner would be relatively high entry price.

What is the entry price you are looking at and how long an investment run are you looking at?

The lowest $psf we are looking at is above $1,900psf before negotiation. There are definitely lower price range for freehold developments and if you are thinking to ride on the Greater Southern Waterfront wave for capital growth or rental, I encourage you to relook and do more due diligence on the upcoming supply as well as competition in the next couple of years to understand how your supposed investment can turn out.

Being a Freehold property, its value will not suffer from lease decay. However, my concern is that it's a small development on a small piece of land. And such properties typically tend to lag their counterparts in terms of price appreciation. Rental may also lose out to surrounding bigger developments with more facilities.

Hi,

First of all, our company is not one of the marketing agencies. Thus below are purely personal view on property development.

1) Harbour View Garden is a freehold, 56 units development.
2) the Last sale was registered on April 19 at $1,531 for a 980 sqft unit, TOP Nov 2021.
3) From the sale trend it seems like the development is giving a discount to current buyer. No doubt this is very attractive to the buyer.
4) Just beside this Harbour View Garden is another development; THe Verandah Residences, also freehold, 167 units, TOP 2023.
5) I've done research on TOP projects and noticed something; property less than 100 units, FH development. Out of 11 developments, 9 developments have a negative on profit. One of them is 99 yrs leasehold, the rest are freehold.
This does not mean that small development has a lower capital appreciation, but it is at higher risk to buy a small development.
6) Small development is really very exclusive, good living environment and serene. Perfect environment to live in for people who treasure the quiet environment.
7) Since you are asking for investment in the long run; meaning in 10 years and beyond. Once the resale price is not favourable, the following resale will be difficult to pick up because of a poor start upon TOP. It is difficult for banks to match new higher valuation price. Thus most properly the resale price will be difficult to pick up.
8) So eventually you have to decide what your end objective is; for living only, enbloc at the end of it, or prepare to pass down to next or next-next generation to reap the profit.
9) In this development you have to be aware that 10 yrs later, this development will be direct head-on competition with The Verandah Residences which is newer. So we have to bet on getting a better MCST to be more appealing than neighbour development.
