A project pricing is based on many factors such as land costs and so on.

As for Executive Condominiums (ECs) as an investment, you must fulfil the Minimum Occupation Period (MOP) before an EC can be sold.

ECs are comparable to private condominiums in terms of design and facilities. They are built and designed by private developers for higher-income Singaporeans.

An EC can be sold in the open market after it has met its 5-year Minimum Occupation Period (MOP). This is computed from the date of issuance of the Temporary Occupation Permit (TOP). After the 5-year MOP, from the 6th to 10th year, ECs can be sold in the open market to Singaporeans and PRs only.

After the 10th year, it can be sold in the open market to foreigners and corporate bodies.
