Why agent can help seller asking for ridiculous cov, 10 to 20 yrs ago renovation advertise as move in condi and cov 120k. i have seem many EA n 5 rm recently at pasir ris, tampines punggol, all of them are unreasonable priced.. Are we all singaporean going to pay min half a million for a 5rm HDB flat??? Is this collect?? Can we afford ?? Really piss off with this situation...

It's kinda unfair to state that agents are helping the seller ask for high COV. I would love to close a deal asap, hence asking at high COV would only make things tough for us. We are just the middle man, acting on behalf of the seller.
As someone make a big mistake by setting the wrong ruling, there are very limited units on sales, compared to the number of buyers. Low supply and high demand causes seller to request for high COV.
However, there are with reasonable COV. I just assisted my buyer to purchase a 3 room unit in Queenstown, with less than $30k COV.
Your agent should try to help you work on units that's within your affordability, which will help eliminate your unhappiness.
