Hi Mrs. Quek,

It depends on whether the new BTO location is worthwhile to wait for. For new BTO it is harder to predict and plan because every quarter exercise the locations vary, you may end up renting more than 2.5 years and beyond. Also BTO requires waiting for construction time. Getting the resale flat will be the most straightforward since you need not spend on rental.

I would like to compliment Mr Ivan Ng for his professional work and effort.I sent my first post in Jan 2019 and Ivan replied promptly, so I have decided to contact Ivan for follow up. My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. After selling your condo
1. Buy BTO
It will be depend of the location if it is worthwhile to wait for
With some delay in construction, you might need to wait longer than 2.5 years to be able to take keys to your BTO

2. Buy Resale HDB Flat
You might not need to spend on rental

If you choose to buy resale flat, buy and sell can happen concurrently as well with very careful timeline planning.

I fully understand your concern and dilemma on this. I assumed that this is the first time your are buying a HDB. My suggestion is for you to purchase a HDB resale first while waiting for your wait out period. You may then purchase another BTO or HDB resale with grants after your current HDB resale has MOP. This way you may save on the rental cost of renting for 30 months or even more (HDB resale process might take 3 to 7 months in total). However for some, time is an essence and their loan quantum might be reduced as they aged which will limit their housing options in the future. Hi Mrs Quek,

I would not advise you to rent for 2.5 years because the rental price are at a high now and in 2.5 years, you would have incurred quite a significant amount of rental which may be more than the grant amount.

In my opinion, it is better to sell and buy concurrently so that you do not end up in a situation that you need to rent in the interim. I have assisted many of my clients who are in the same situation to transit smoothly and seamlessly from their condo to a HDB.
