Hi,

PR is only eligible to purchase resale EC (EC that met 5 years MOP). There are no constraint on whether you've met 3 years of holding as PR.
The obvious advantage of EC vs Condo, is everything is the same as Private condo, but at a much lower price, up to 20~30% lower.
The room size in general is bigger than private condo, becasuse this was catered for HDB upgrader who are the main buyer, and used to have a bigger room size.

There are no difference in terms of layout, landscape, facilities, MCST management etc.

SPRs are only eligible to purchase a resale EC that the previous owner has already met the 5-year MOP. To be eligible for brand new EC direct from the Developer, there must be at least a Singapore Citizen in the family nucleus.

PR can only buy resale EC ( more than 5 years) and are not eligible for a new EC. Current price trends do indicate that resale ECs are generally cheaper than condos of the same age. Therefore you may want to consider this as one of the plus factor on getting a resale EC. Just like normal condominium, there is no MOP requirement for resale EC. Furthermore, the regulations for resale EC will be just like any other condominiums once it reaches it's 10 years mark. (Foreigners are able to buy). This means over time, the price difference between an EC and normal condominium of the same age will close down over time. Dear Sir/Mdm,

Basically one of the eligibilities for buying and EC is that one of the applicants must be a Singaporean. If you are currently a PR, then you will need to apply for the EC with your spouse who is a Singaporean. If your spouse is not a Singaporean, then you will not be eligible to buy a brand new EC from Developers. You can only buy an EC that is 5 years of age already.

Let me run through with you an eligibility check to buy a BRAND NEW EC (still under construction)

If all applicants are PR, you are not eligible. One of the applicants, must be a Singaporean.

However, if you are buying a resale EC, then you are eligible.

ECs are generally 20-30% cheaper than private condos, but it does not mean private condos are worst off.

There are private condos that may be worth buying.

If by any chance you are buying an EC with a spouse, there is a new EC along Tampines Ave 10 called Parc Central Residences
