Good morning Sir/ Mdm,

there wont be any difference if you buy a privatised resale EC or private condo.

There will be if at different stages for resale EC.

Only eligible buyers that are able to form family nucleus able to buy resale EC within MOP.

Resale EC that are 5 to 10 years old (before privatisation) are only open up for SC or SPR.

Legal fees are about the same. Only varies slightly between law firms.

Hi,

1) There is no difference in terms of loan assessment, bank loan percentage, down payment, stamp duty, and so on.
2) A resale EC under 10 yrs from TOP can only sell to SC or SPR and not foreigners.
3) A resale EC at over 10 yrs from TOP is exactly the same as a private residence.
4) The main difference between a resale EC vs a private condo is mainly the psf.
5) Most ECs are located away from public connectivity especially the MRT. But some of the private condos have better public connectivity to MRT such as the Kovan residences for example.
