Hi Lim,
Do not expect the sky high COV like the past. Typically if COV for a 4 or 5 room HDB unit exceeds $40k, be prepared for the unit to be out in the market for sometime unless the renovation and condition is indeed nothing short of fantastic.
I just transacted a unit in Punggol near to Punggol Plaza for COV of $35k this afternoon and marketing period takes about 3 weeks.
