Good morning Sir/ Mdm,

SPR is eligible to purchase private condo, apartments and even landed in Sentosa (not eligible for public housing and landed in mainland) within your affordability.

SPR doesnt need to sell off private housing even no longer reside in Singapore, can rent out the premises.

Dear sir/mdm,

Depending on ownership arrangements and how long the purchasers have held the SPR, they can actually own all property types except for landed homes in Singapore if they are 21 years old and above.

If you and your co-owner who are both SPR for 3 years or more in Singapore and fulfil the eligibility criteria to purchase a resale HDB, you can actually look at purchasing a resale HDB and their price is as low as $300,000. There is a 5 year Minimum Occupation Period before you can sell and in the event that your residency status is removed, you will be required to sell.

Otherwise, you may consider purchasing a non-landed private residential property, commercial or industrial property. In this case, you can hold on to this property even if you are no longer a SPR. Do take note that ABSD is applicable on all residential properties purchase and GST maybe applicable for commercial and industrial property purchases depending if seller is a GST registered company.

By the way, for both SPR spouse who have been a PR for at least 3 years, they be eligible for resale HDB flat. And if the idea is to leave Spore and not coming back in future, then it is advisable for a PR to go for a condo purchase instead and you need not sell it away even though you are not coming back anymore.

1) Single PR are eligible to puchase non-landed private property.
For married PR couple, if you and your spuse both SPR for minimum 3 years in Singapore and fulfil the eligibility criteria to purchase a resale HDB, you can actually look at purchasing a resale HDB

2) For private property, you does not need to sell off when you no longer living in Singapore

3) Do you intend to take loan for your purchase?

Hi,

SPRs can purchase non-landed private residential property in Singapore, or landed in Sentosa Cove.

Married SPRs are eligible to purchase HDB flats if both Husband and Wife are SPRs for 3 years and more.

There is no minimum purchase price. SPRs need not sell off their private property when they leave Singapore and are no longer SPRs. They are however required to sell off their HDB flats should they renounce their SPR.
