Hi,
1) It is understandable to have such worry. In fact, gov is consistently monitoring it with their magnifying glass.
2) If the market is too hot, I believed the gov will step in with more harsh cooling measures.
3) In the past, before 2013 TDSR/MSR was implemented or even earlier than that. People can easily loan up to 80~90% to purchase any private property.
4) Since the gov stepped in to lower the LTV, and scrutinizing buyers' income to ensure they are not over leverage. The market has cooled for at least 2~3 yrs and is slowly picked up by those who qualify the conditions laid by gov.
5) This was one of the main reason there was no fire sales happened in 2020 where convid is slapping down on us hard. Even with some of these buyers losing their job completely.
6) Nobody can guarantee you will keep your job even if you feel you are indispensable in your company. But who is there to have the same feeling? Will it be the CEO, investor, or board of directors?
7) Property was never selling cheap in any place at any time because the cost is there. Expensive or cheap is relative to different individuals.
8) Thus before you enter the property market for the investment you must be able to see whether there is investment potential (which is "value") and not merely on the price.
9) It is just like you invest in a stock, you look at the price or would you read their published report, study the market to decide to invest?
10) You have to have foresight in any investment. That was why some people bought Tesla shares at USD$60 but some paid near to USD$900 for it.
