Sorry to ask this…we feel that our agent is not trying to help with negotiation, instead told us to offer more close to seller’s asking price, knowing that the cov could be double the amount that we are comfortable to pay. We didn’t sign any exclusive agreement, can we stop working with him halfway? But he did help us to do study on the unit value and liaise with seller agent (we viewed the unit by ourselves though) . We feel paiseh also, but we really worried that we cannot buy a desired home with a comfortable price. Please advise what should we do.

COV is a scary matter when i serve buyers. Thankfully I managed to help one buyer to secure a 5RM at CCK without COV last week.

1) I understand how you feel, but this does not mean that the agent should act in this way.
2) You should talk to the agent openly about what your expectations are. If the agent cannot provide you with the service you need then it is alright to stop working with him.
3) Buying a home is not easy and it should be as close as possible to meet your initial expectation if not matched.
4) Negotiation process is a difficult task, all agents should try to protect their client's interests as much as possible. Thus experiences and personal skill comes into a challenge in every negotiation.
5) No agents can guarantee that the purchase will be at a valuation rate especially with the uncertainty of each valuer human perception and opinion is involved.
6) There are no strict technical rules spelled on how a property should be valuated due to vast differences in interior conditions, design, and the wide ranges of differences (sizes
& layout) are involved.
7) However as a buyer agent it is very important that he should negotiate to get the possible valuation value rather than just complied to accept the COV.
