Some of the most attractive properties are also most expensive at the moment. In that, leasehold properties with good location and well maintained, seem to be a good value for money- would you agree?

Hi,

1) You did not defined what do you meant by "most attractive properties...", thus only can make a guess.
2) There are 2 possibilities:
(a) New launch project
(b) Resale freehold at good price

3) Since you mentioned well maintained, I presume you are referring to resale.
4) It is obvious that foresight are paid. Without it, we will have to reply on our naked eyes to see what is the outcome.
5) Once development is ready, the opportunity also gone with it. Those will gain when they plant their seeds earlier. Those rely on naked eyes will pay for these people who took calculated risk.
6) Especially resale prices is always lower than new launch project.
7) Some resale freehold also offering a lower price than new launch leasehold property.
8) Therefore it is important that you understand how property market works before you act.

There are many reasons why some properties are outperforming their counterparts, while I'm sure you have also encountered some properties having stagnated growth over the past decade.

In property investment, it's not all about the location or whether the unit is well maintained. The 2 most important factors I would say is the entry price and your expected exit price.

Let's compare 2 similar properties (with shopping malls below them) which was launched around the same time (2006/2007):
1) Orchard Residence (above Ion Orchard)
2) Centris (above Jurong Point)

Would you agree that Orchard Residence is in a much more prime location than Centris? If so, is it rightly so that the first owners of Orchard Residence make more profits as compared to the first owners of Centris?

A simple check and you will realize that owners of Orchard Residence made a loss in the next 5 years, whereas owners of Centris more than double their investment returns in the same period of time! Have you asked yourself, why is this so?
