Single SPR owning a private property now. Paid 5% ABSD for the purchase years back.

If the SPR intends to sell this property to buy another private property as a "second" first property, is this going to be a "second" ABSD as well? Or the paid ABSD can be used to offset and only pay the difference?

Hi,

1) Every purchase will subject to a Buyer stamp duty.
2) ABSD is a type of buyer stamp duty which used as a tool to manage speculation.
3) If you buy a 2nd property without selling the 1st, you are subject to 15% ABSD.
4) If you buy a 2nd property after selling the 1st, you shall subject to 5% ABSD.

Hi,

In your case, you need to sell off first (buyer must exercise the OTP of your current property), before you commit to the next property. This approach will allow you to purchase as a 1st residential property and hence ABSD will be 5% for SPR.

Hi,

ABSD is payable upon each purchase, and there will be no "off-setting" of ABSD.

Should you purchase your second residential property before selling away your first property, you will be liable for 15% ABSD, and this is not refundable.

My advice is for you to sell off your current property first, then purchase your next property. This way, you only need to pay 5% ABSD on your new purchase.

If the property is for your own stay, you may wish to pay special attention to the Timeline, both for your funds, and for your logistics. I believe you will wish to avoid the hassle of having to shift house more than once, right?

The additional buyer stamp duty will still apply. As to whether it is 5% (for 1st property) or 15% for (2nd and subsequent property), it depends on whether you have sold the first property before purchasing the 2nd one.

In this case, it is recommended to secure a buyer for your current property first before purchasing the next property. The ABSD you paid cannot be offset or refund etc etc.

If you buy another private property before selling your existing property , the ABSD is 15% and ABSD payable is not refundable.

If you sell your present property before buying your next private property , the ABSD is 5% , likewise ABSD not refundable .

Hi

Unlike Singaporean couples where a refund of ABSD can be made should they dispose off their first property within 6 months of purchasing a second property, a single SPR is not given such concession. As a result, you will be liable for 15% ABSD should you purchase a second property and this cannot be refunded even if you dispose off your first property immediately after purchasing a second one. Property count depends on the exercise OTP date. A solution to this is to sell off your current property first before purchasing another one. 1. If you sold your first property and buy another private property then you only need to pay first property ABSD (5% ABSD)
2. There will be no offset of ABSD paid if your current property is under 1 name only when you are buying second property
3. If you buy second property without selling your first property, 2nd property ABSD will apply (15%)
