Why not consider new launches that will appreciate as you wait out 2 to 3 years until TOP period? Of course not all new launches will make a profit but the ones with right entry price and a good growth story should stand a good chance.

Ever heard of tenants breaking lease prematurely due to financial hardships like unemployment especially during this difficult times? I've had 2 units to date which I am managing it together closely with the landlords and tenants involved.

While real estate investment has traditionally been considered a blue chip investment, over the years the way towards real estate investment has certainly changed quite a fair bit.
