Really need some advices from the experts. My husband and I are considering of upgrading to a new EC that top 2014. Understand that the seller resale market is good now and our hdb flat is fully paid up, we are unsure if we should sell and rent a unit first. What if we should hold on to the hdb until new Ec top around 2014? How then will the market condition be?

Hi Ms Lim,

No one single person knows for sure how the market will be by 2014. Although there are rumours going on that prices may drop, no one can confirm this rumour.

If you are feeling uncomfortable about the market situation, then sell. Otherwise hold on to the property until your EC TOPs before selling.

I estimate that based on $2500 a month rental if you decide to sell, you will be on rental for about 3 years and therefore fork out $90k in terms of rental. Do you think it is worth it?

Afternoon Ms. Lim,

To sell now and cash out during the rush is good, but to waste $72k ($2k for 3 years) is as good as bringing down your profit.
Would you expect your unit price to depreciate by $72k in 3 years time? Are you willing to go through the hassle of finding now lodging, every year, once your lease expires? However, you call the shots.

If no, is it worth renting a place for the next 3 years?
