My wife and I would like to buy a HDB via BTO in Singapore and would like to know our best route of doing so. My wife is a Singaporean citizen (28) and I am and Australian citizen (27). We have 3 children who were all born here in Australia. I own two properties here in Australia in my name only and am the only income earner in our household.

My questions are:
Are we eligible for BTO? I've looked and it seems we would have to use the public scheme.
If I have to offload the property will I have to do so 30m before applying for BTO or will that count in my wait time?
If I transfer my property into the name of a trust will that allow be to be eligible?

Hi,

1) In order to be eligible for the BTO normal flat type (3-rm & above), one of your family members has to convert to an SPR. Either yourself or one of your children.
2) Otherwise in your current family residence status, you are only eligible under the non-citizen spouse scheme which means only 2-rm flat in a non-mature estate.
3) This type of flat (36~45 sqm) is insufficient to accommodate 5 of you.
4) You will also have to dispose of all your overseas property and wait out for 30 months (2.5yrs) before eligible for it.
5) Take an average time to be successful in the balloting system is around 2.5yrs, which takes another 4 yrs to build. I believed by the time (9 yrs) you collect key for your BTO, your youngest child would already finish his/her primary school education.
6) Transfering property under trust is not helpful in your situation, because your child as a beneficiary will violate the rule of owning overseas property.
7) My suggestion would be to consider selling one or both of your property and buying a resale HDB flat or even a 10yrs old EC or a private residence would be a more feasible solution.
8) 9 yrs of paying rent is quite a substantiate amount, if take an average of $2.5k/mth, 9 yrs is $270,000. This money might as well use to finance your own property than finance others' property.

    Thanks for your response. It seems that a resale, EC or private property is the best option for us based on the above. In terms of purchase of property in Singapore, can I use my foreign income to fund a loan to purchase in Singapore? If so I'm assuming there is a shading of a percentage of my income?

Hi Sir,

I regret to inform you that you're not eligible to apply for BTO flat based on your described situation.

In order to be eligible to apply for a BTO, you will first need to dispose off all interests in your private properties, and then wait-out for 30 months. If your Citizenship status remains status quo, you are only eligible to apply for a 2RM flat in non-matured estates. In order to be eligible for a 3RM or bigger flat, you (or one of your children) will need to be at least an SPR.
