Hi Janson,

Yes you can consider to sell the HDB away, and decouple to a single name ownership for the current condo. This way, the outgoing owner name is freed up to purchase the next residential property without ABSD.

To ascertain the feasibility, would need more information so to be able to assist. I have assisted clients in similar situation and would be happy to share the best approach.

For the purpose of not having to pay ABSD , yes for sure have to sell your hdb .

To avoid ABSD while buying another condo , you can either de—couple your present condo , as one of you Will not have any property in your name after de couple , thereafter can buy condo without ABSD .

Alternatively , sell off your hdb and condo too , thereafter , each of you individually buy a condo each without having to pay ABSD .

In order to avoid ABSD, one of the parties (Singapore Citizen) will need to not own any properties at the point of purchase.

For your situation, you could first sell away your HDB flats, then decouple the condo that you own, with the exiting party purchasing the next private property.

Alternatively, you could also sell away both properties, and then purchase a property under each of your names.

This is definitely possible, in fact, I have helped my clients to time their sale and purchase in such a way that they do not need to pay any ABSD. However, we will need to plan your timeline and finances well before proceeding so that you are able to transit smoothly from your HDB to the condo without the need for an interim housing and more importantly minimal your cash outlay in the process.
