Hi Owner,

Depending on how many years you have bought your condo? If it is under 4 years from the day you bought condo, then you will incur Seller's Stamp Duty.
You can buy a resale HDB first, and once you take the keys, you will have 6 months to dispose of your condo. If you do not need the money from disposing of the condo for the next HDB, then is good that you search for your next house first, renovate and shift in, then sell the condo as empty.
It also depends on what's your direction or future plan. Or you can find a buyer first, have free extension then buy HDB.

Thanks for your query. The regulation is such that you need to dispose your private property within 6 months after key collection to your resale HDB. In current subdued resale market it is more optimal to secure a buyer first for your condo before purchasing the next one, as marketing the property for sale will take some time.

In my opinion, it is best for you to secure a buyer for your condo before you put an option for a HDB. With the weak market sentiments, it may take a longer time to get a buyer for your condo.

If you decide to buy a HDB then find a buyer for your condo, you will be limiting yourself due to the 6 months timeframe to dispose of your condo.

What we can do is to draw out a timeline for you such that once you secure a buyer for your condo, you can then proceed to put an option for a HDB unit so that you will be selling and buying concurrently.

Yes, you can proceed to buy the bigger HDB first. You will need to sell the condo within 6 months upon completion of the resale HDB.

Given the fact that you had own both a condo and HDB earlier, I don’t foresee you will have any problem financing the bigger resale HDB first before selling the condo. However, just take note that due to the current market sentiment, it may takes more than 6 months to sell the condo.

My advice would be to sell first before you buy. This is because we are now in a buyer's market where there is an oversupply of units for sale vs a smaller pool of potential buyers.

It is easy to buy a property as there are a lot of choices in the market but not as easy to secure a good price for your property.

If you were to buy first, you will be bounded by the requirement to sell your condo within the 6 months period. In this case, in the absence of a good offer, you may need to sell the property at a price which is below your expectations!
