My wife and I currently own a hdb under joint tenancy, we previously took hdb grants. If we sell off, the grants will be return equally to both CPF? If we plan to buy another hdb but this time only 1 owner and 1 occupier, will the owner be able to fully utilise the CPF (including the previous grant money)?

Hi

The amount used inclusive of accrued interest will be refunded to your CPF. You may used used the amount in your OA.

Hi there, after your current HDB is completed, the HDB grants will be equally distributed to both your CPF O/A. In the event of you getting a resale HDB under a Owner/Essential Occupier ownership. You can only utilize the full CPF OA of the owner for that unit you are getting. As such, it would be good to do up your finances before you proceed with your transition. Hi,

1) Assume both of you are SC to simplify the explanation.
2) Assume your grant received $50k under CPF Housing Grant. So after selling off, each will receive $25k + accrued interest based on the grant amount.
3) New purchase, 1 owner will be utilized his/her existing CPF OA + sales proceed (all utilized CPF + accrued interest + $25k + accrued interest of grant).
4) Under a revised policy by CPF in 2020. Buyer has a choice to keep $20k in his/her CPF OA for rainy days or any other reason if using HDB loan.
5) Under bank loan, buyer always has a choice of deciding how much to keep in his/her CPF OA.
6) Government always prefer buyer to utilize all funds available in CPF OA so as to reduce their mortgage.

Hi Sir,

It doesn't work this way. The Grants that you had taken would have been credited to your individual CPF accounts, and would form part of the CPF used for the flat.

In the event of a positive Sale, the CPF used would be refunded back into your respective CPF accounts, with accrued interest. If it's a negative Sale, the amount to be refunded would be apportioned accordingly based on the balance after settling the outstanding loan.

As for the next HDB purchase, if you're below age 55, you can fully utilise the CPF monies in the purchaser's CPF. If you're above age 55, you will need to set aside your Basic Retirement Sum before being able to use the balance for your flat purchase.

Do take note that should you take up a second HDB concessionary loan for your next purchase, you will also need to top up in Cash whatever CPF monies the Occupier had been refunded.

The grant together with the accrual interests will be returned to both your accounts in equal proportion. If you wish to buy another flat as one owner and one occupier, only the owner's income will be used towards the loan assessment and only the owners CPF can be used towards purchasing the HDB.

Yes the grants utilized are part of the CPF OA utilized + accrued interest, and these will be refunded back to your CPF OA after selling. You can then use the CPF OA for your next property purchase. Only the owner is allowed to use CPF OA for the property.

I fully understand what you meant on this. For first timer grants, it is distributed equally amongst 2 parties at the point of purchase and therefore will be refunded amongst the 2 parties at the point of sales. To check the exact amount on how much CPF both you and wife are required to refund assuming you sell the flat now, you may log in your CPF and check under 'CPF Usage for Property' section.
