My wife and I currently joint-own a 3-room HDB flat. We are thinking of buying a private property without selling out HDB flat, as it is the property that our child grows up in. It has a lot of memories for us.
Noted the BSD and ABSD, what is the best advice for the way ahead you will give us?

Good afternoon,

Actually planning have to start early. If you wish to own a private and a HDB on hand, you could have one of you as owner and the other as essential occupier to avoid ABSD for your next house.

Since you cant turn back time, you will have to make the tough call to either pay the ABSD or sell your HDB to avoid ABSD.

I sold off my 2 beds EC and bought a 3 beds condo. Memories can be created as long as your loved ones are with you.

Dear Sir,

If you are keen to keep the HDB, then I would suggest you to consider buying a private property with good upside potential so that it will make paying the ABSD worthwhile as your profits in the future will be sufficient to offset the ABSD. You may also consider fully paying off the HDB first before purchasing so that you can leverage on the full 75% loan for the 2nd property and also take advantage of the low interest rates.

Hi,

1) Maintaining memories always have a cost.
2) Since you wished to keep your memory and proceed to purchase a private property, you are subject to 12% ABSD as this shall be 2nd count of property owned in Singapore.
3) If your child had reached the legal age of 21, you may register the purchase under his name without incurring ABSD.
4) If your child is still under the legal age of 21, you may consider using cash to buy the property under trust. This method also will not incur any ABSD as the count of the property will be based on the beneficiary and not the trustee.
