Eligibility is a concern when it comes to BTO or EC, and if we assume that they are eligible for both, subject to their household income being under the ceiling but yet able to secure sufficient home loan for the purchase, I'd recommend to look into EC as it will privatise in due course where they will be able to ride on the market trend better instead of HDB, where the primary objective is to be affordable as public housing scheme.

If you are looking for best appreciation potential, actually a private condominium is likely a better prospect given that entry price for some private condo is very close to EC.

Hi,

1) When looking at the appreciation rate, EC has a better appreciation compare to the HDB.
2) I'm saying this by looking at the past 15 years' market trend.
3) Total appreciation of an EC is 184%, whereas HDB is 119% across a 15 yrs trend.
4) Although looking at the percentage seems ok, but if you look at the psf, you might have a different opinion.
(a) 2002 EC avg psf is $363, 2021 EC avg psf is $1,031; total incease of $668 psf.
(b) 2002 HDB avg psf is $219, 2021 HDB avg psf is $479; total increase of $260 psf.
5) By looking at the numbers it is not difficult to choose.
6) However due to scarcity of resources, we have to balance the limited resources against needs.
7) Honestly speaking if they intend to receive their own accommodation in the next 5~6 years, seems like BTO cannot meet their timeline.
8) The current BTO completion had extended from normal 3 yrs to 6 yrs. And we are still not able to know when this is coming back to the norm.
9) Even when BTO completion back to the norm next year (2022), the new launch BTO will still be affected by the backlog currently accumulate.
10) I would doubt the HDB will increase their cost to speed up the buildings even after the pandemic subsided.

If you are able to afford comfortably then it will be advisable for them to get a brand new EC as the potential profit that they can get is much higher as compared to a BTO.

Good afternoon!

Given a choice between BTO and EC, EC would be the option to go for. Simply put, EC will yield a better profit as compared to most BTOs. The reason I say most is because in the event they manage to secure a HIGHLY sought after BTO (similar to Duxton, Skyterrace@Dawnson), they could also generate high profits from such BTOs. But of course, the chances of getting a good ballot number and securing a unit in such a project is very slim.

If you study the transactions of past ECs, you would see that owners got a handsome profit and most of them end up upgrading to private condos, landed or even doing a "decoupling" and buying 2 properties - 1 for own stay and 1 for investment.

EC is a stepping stone to upgrade comfortably, own a diversified property portfolio and plan for retirement.

If location is not a concern, they may wish to apply for an EC.

If location is important, they may wish to consider BTO in more favorable locations. Of course, these BTO flats are highly sought-after, and will definitely be heavily over-subscribed.

If you are looking to help them out for downpayment, they may even commit to a private, and rent the unit out for the next 4-5 years until they get married. The rental gained over the next few years (plus the potential profits from the sale) can be quite substantial and could help them purchase their next property when it is time for them to get married.
