My next home will TOP in early 2024. I’m still staying in my 18yr old 5 room Punggol flat. Should I sell my flat now to fetch high selling price and stay in a rented place, or wait till TOP then move in directly? Staying in a rented place means additional expenses and price of 18 yr old flat may not fluctuate too much? Is that a correct assumption?

Good morning,

Punggol HDB estate is an estate full of HDB or upcoming MOP HDB up for sale.

Your plan works very well if you are able to find a rental that is as low as possible.

Let assume you are able to sell $450k now, are you willing to forgo $50k if you continue to stay and sell at $400k? If you are okay then you can avoid the hassle of shifting around.

$50k/ 24 months = estimated $2k rental for a 4rm flat in punggol.

Just my 2 cents opinion. Just want the best for you and family.

Hi,

Typically older Punggol flat prices do not fluctuate much unless there are ethnic quota restrictions for your property. It is indeed a sellers market now and selling now may achieve potentially better outcomes, but it may not be a 50k difference between now and by the time you sell in 2024.

50k is the approximate outlay for a 2k rental over 24 months and all has to be in cash. Without detailed info of the property, can't really advise fully, but I think it may be better to stay put until the new property is ready.

Unless you need this ABSD refund urgently, I would advice you to sell your current flat near to its TOP, instead of selling it now and renting for the next 2 years+.

Hi,

1) In my opinion 3 yrs down the road there won't have a big difference in the price you are selling now and later.
2) If you are worried about inflation eating up your profit. I would think that 2~3% per yr won't make a lot of difference on a $500k, which makes up about $30k~$45k.
3) The amount you earned on your new purchase already makes up the difference.
4) I would suggest you stay put till you receive the key for your purchase and sell by then. The completion would take about 3 months which is about the same amount of time for your renovation.
5) Unless you urgently need to get your ABSD refund sooner there is really no immediate need to sell now and rent.

The HDB market is quite bullish now and the HDB index has hit the new high because of the COVID situation. Once the supply disruption improved, we would expect HDB prices to resume its downtrend. This is a good opportunity for you to get a good price for your HDB and it is worth considering if you are able to keep the rental expenses low so that the gain in the selling price will outweigh the expenses in rental.
