In my own opinion, I'd encourage you to hold on to your terrace house, unless it is a 10 over years leasehold property. With the scarcity of land in Singapore, value of landed property is very likely to grow therefore I'd think that it will be a waste to sell away a landed property at this junction. Of course, as an agent, I'd love to assist you to sell your unit to earn some commission, but I believe that providing you with market insights will be critical in providing my clients the best management of their real estate portfolio to establish a long term working relationship.
In addition to what my fellow professionals have mentioned, the moment you have purchased a HDB, you will be required to dispose off all private residential properties within 6 months window period, thereafter, prohibited from purchasing any private residential properties until the MOP is met.
