My HDB shop house owners are selling their high yielding units, some are offering to lease back when sold to investors. Yield arranges from 3.5%-5.5%, those blue chip tenant in the likes of 711store are @3.5% while multi-tenant units yield can go higher.

These shop houses are all between 65-75 years old. Hence easily merit light factory unit or industrial hub on sale with 60yr leases.

I believe this is a viable option to buy into commercial properties.
