My gf 33yo has a 3 room HDB flat through special appeal which she co-owns with her mother, and there is another occupant which is her sister. Mother is around 55yo, sis is around 30yo.

Bank loan taken solely by my gf. They don't have enough to pay for flat in full, and i don't think her mother can take loan from bank at her age correct?

I am 37yo this year and can buy my own hdb. We are planning to get married soon, but that means my gf has to transfer ownership to either her mom or sis, if we want to get our own place. If she do that, can she still use her name to do bank loan for that unit, even though is now under her mom/sis name?

In general a rather complex situation, there might be some solutions, but i don't know enough here and there to make an informed plan of action. Anyone able to shed any light or any suggestions how we can proceed?

Any ideas are welcomed and can go into our consideration.

Dear sir,

Since you girlfriend's name will be transferred out from the current HDB, she will not be able to take up a home loan under her name for this unit. Is the sister able to take up the home loan instead? Do take note that all CPF monies used for this property will be required to be refunded to your girlfriend's account including accrued interest. If the mum is unable to undertake the loan, then her sister will be required to be able to do so. In terms of repayment, your girlfriend is still able to assist in form of cash.

Your case can be simplified if you buy your HDB flat before getting married. This way her flat with her mum can still remain and her side of the family will not be roofless. Ideally, please call me so that we can discuss this in more detail.
