Hi,

In my opinion, unless you have plans after the sale of your condo, please do not sell it. You can continue to get the tenant to pay for your mortgage installments. You might also wish to keep up the refinancing to enjoy lower interest rates.

However, the age of your HDB flat is a concern to me, due to its depreciating lease. You might want to relook into your property portfolio and see if what other options you may be able to explore.

Hi,

Eight Riversuites is popular with tenants due to its central location, convenience and views hence I think your rental income will be quite stable for the near-term. Based on the info shared, if the rental income has been sufficient to cover the mortgage, it may be advisable to hold onto the property for the time being, unless its for retirement or there is a compelling investment opportunity where you can re-deploy your funds.

If you plan to keep the HDB, you will also have to factor in the increase in ABSD rate to 17% for SC 2nd residential property, which will negate all the gains accrued in the sale of 8RS.

One thing to note is that the balance lease of your current HDB in ang mo kio is also decreasing and will enter the phase soon where its tougher to sell off typically at the 50-60 year mark, and if you have plans to maximize the cash proceeds on this property and may right-size in the future when your kids have moved out, you may also like to explore this aspect of the property portfolio as well.

Dear Sir,

The price of 8RS has remained pretty stagnant over the past few years. As it is rented out, so there's no urgently to sell because you can use the rental to cover the mortgage. However, the interest rates are starting to increase and in my opinion, if the rental amount is still sufficient to cover the mortgage and you have no use for the sale proceeds, then can consider continue holding the property.

However, if you wish to deploy the money elsewhere, then selling is an option since the price is not really appreciating.
